Home » Roofing Tips » Roof Repair or Replacement?
“Can this roof be repaired, or do I need a new one?” It is the question we hear most in Los Angeles. A few clear factors decide the answer.
When a repair makes sense
- The roof is relatively young and in good overall condition.
- Damage is limited to one area – a few shingles or tiles, one vent or a piece of flashing.
- The leak has a clear cause that can be fixed.
When replacement is the better value
- The roof is near the end of its expected life.
- Leaks appear in several places or keep coming back after repairs.
- Shingles are curling or losing granules across the whole roof.
- The deck is soft, sagging or water-damaged.
- You plan to add solar panels and the roof will not outlast them.
Tile roofs are a special case
Clay and concrete tiles often outlast the underlayment beneath them. In many cases the existing tiles can be removed, new underlayment installed, and the tiles reinstalled – replacing only the broken ones.
